The following information is provided as a general guideline of criteria that properties use to determine whether you qualify to rent their property.  Please note that properties vary in their qualifying criteria.  In some cases, extra deposits, co-signors or guarantors may be allowed if you do not meet standard qualifications.  Ask your apartment locator if you have any questions or concerns regarding your qualifications.

Occupancy Standard: Typically properties allow 2 persons per bedroom plus an infant sleeping with the parents.

Income Requirements: The gross monthly income of all lease holder(s) will be considered jointly, and must equal (2-4) times the rental amount.

Employment: Lease Holder(s) must be currently employed, or provide written evidence of regular income sufficient to meet the income requirement for the entire lease term. The TAA application asks for current and previous employment.

Residential History: Lease holder(s) must be prepared to provide one to two years residential history with no evictions or derogatory references.  Any debt owed to a previous community must be paid (or payment arrangements made) before an application can be approved.

Credit Requirements: Standards vary.  As a rule, properties require fifty percent (or more) of the total accounts to be in good standing. Any of the following may cause a problem with an application:

  • Charge offs
  • Bankruptcy
  • Late pays
  • Outstanding debt to property

Criminal History: Generally applicants, residents or occupants must not have been indicted, arraigned, and/or convicted involving violence, firearms, illegal drugs, theft, crimes involving theft, or destruction of property, or any crime involving a minor.  (Felony or Class A Misdemeanor)  This will include person(s) who have received deferred adjudication and/or have not yet satisfied the probationary period of a deferred adjudication for any of the above mentioned offenses.

Deposits, Fees & Rent: Deposits will vary by property, as will application fees and specials.

Average deposit: 1 BR $150, 2BR $250 3 BR $350.

Average Rent: 1 BR $550-$700, 2 BR $800-$1100, 3 BR $950-1650.

Average application fee: $25 to $50 (may be charged for each applicant, co-signor, or guarantor).

Co-signor/Guarantor: Standards vary. A co-signor/guarantor may be required in the case of one of the following:

  • No employment or full-time student
  • No verifiable income/insufficient income
  • Insufficient verifiable rental history

Pets: Properties vary on what pets they will allow and the deposits they charge for each pet.

  • Most do allow dogs and cats and allow a maximum of 2 pets
  • Most have weight restrictions. Over 25 lbs may be considered "large"
  • Most have restrictions on what they consider "aggressive breeds"
  • Most do not allow exotic animals such as reptiles or rodents
  • Some properties charge "Pet Rent" in addition to the pet deposit
